Last week we announced the formation of Alar Capital with Mubada Capital. [music] That's going to be uh one of the region's first real assets investment manager to bridge the gap between global capital that wants to come in and invest in Abu Dhabi. Just this morning, [music] we announced a further partnership with Mubada to develop North Alaria. It's a 60 billion dham development that will phase [music] the next phase of growth in terms of commercial office space residential and branded residential hospitality convention center worldclass infrastructure and an amenities. Um and this fits within Abu Dhabi's urban framework to tackle affordable lifestyle.
